The small parts that wear out first
A Central Florida roof rarely fails all at once. One part gives up early, usually something made of rubber, sealant or thin metal, and water finds it in the next afternoon storm. These are the repairs we make most often:
- Pipe boots. The rubber collar around each plumbing vent dries and splits in the sun, often years before the shingles around it are worn.
- Lifted or missing shingles. Wind breaks the seal strip along ridges, rakes and eaves first.
- Flashing. The metal at walls, chimneys, skylights and valleys can pull loose or rust through.
- Cracked or slipped tile. A broken tile exposes the underlayment, the layer that actually keeps water out on a tile roof.
- Soft decking. A leak left alone for months rots the plywood. We cut out the bad section and fasten in new sheathing.
- Flat roof seams and ponding. Porch and addition roofs fail where seams open or water sits.

When patching stops making sense
A fourth or fifth patch on a tired roof can add up to more than a new one. We weigh the roof's age, the condition of the shingles or tile, how the decking feels underfoot and how many leaks you have had. If repair is the honest answer, that is what we quote. Insurance can tip the decision on an older roof. Some Florida carriers decline to renew unless an inspection shows remaining life. A sound repair can help that case, though the carrier makes the final call.
