What changes the price of a roof

  • Roof size

Roofers price by the "square" (100 sq ft of roof). Roof area is larger than floor area: a 2,000 sq ft home often has 24 to 30 squares of roof.

  • Pitch and complexity

Steep roofs, multiple valleys, dormers and skylights take longer and need more safety equipment and flashing.

  • Decking condition

Rotten or delaminated plywood must be replaced. Fair contractors price this per sheet in the proposal, so you only pay for what is needed.

  • Tear-off layers

We remove every old layer down to the deck, and Florida code restricts roof-overs anyway. More layers means more labor and disposal.

  • Material choice

Architectural shingles are the value pick. Metal and tile cost more up front. Metal panels can last 40 to 60 years, while the underlayment under tile tends to wear out after 20 to 25.

  • Permits and code upgrades

Permit fees, secondary water barrier and deck re-nailing to current Florida Building Code are part of a real quote, not extras.

How to get an accurate price

Online ranges get you in the ballpark. The real number depends on what's under your shingles. A proper estimate means someone gets on the roof, checks the decking from the attic, and measures every plane.

Our free inspection includes photos and a written, line-item proposal. Decking is priced per sheet, so you know the worst case before you sign. Want to understand the options first? Compare materials in our shingle vs metal vs tile guide, or see whether you can repair instead of replace.

Roof cost questions

How much does a roof replacement cost per square foot in Orlando?

Measured by roof area, architectural shingle replacements in Orlando usually work out to roughly $4.50 to $7.50 per square foot installed, with tear-off, the permit and haul-away included. Metal and tile land considerably higher. Remember that roof area is bigger than your home's floor area.

Does homeowners insurance pay for a new roof?

Insurance generally pays when a covered event, like a hurricane or windstorm, damaged the roof, minus your deductible. It does not pay for normal wear and old age. Read our insurance guide, and have a roofer document storm damage before you file.

Is a cheaper roof quote a red flag?

Not always, but compare line by line. Low quotes often leave out permits, decking, secondary water barrier, new flashing or disposal, then add them later as change orders. Every Assure-U proposal lists each item so you can compare fairly.

Can I finance a new roof?

Yes. Assure-U offers financing, so a roof that cannot wait does not have to. Ask what plans are available when we inspect, and read the financing page for details.

Will a new roof lower my insurance premium?

Often. A roof replaced under today's Florida code can earn wind mitigation credits. After each replacement we arrange a free wind mitigation inspection, and you send the signed form to your insurer.
