Five places we look

An inspection should tell you what shape the roof is in, what needs attention now, and roughly how many years are left. We get there by checking five areas.

  1. The roof surface. Shingle, tile, metal or flat membrane, checked for wear, granule loss, cracks, slipped pieces and storm damage.
  2. Flashing and penetrations. Walls, chimneys, skylights, valleys, vents and pipe boots, where most leaks begin.
  3. Edges and airflow. Drip edge, soffit and ridge vents, and whether attic heat has a way out.
  4. The attic. Stains, damp insulation, daylight through the deck and old leak marks.
  5. Gutters and drainage. Whether water leaves the roof where it should.

A report you keep

Every finding has a photo, good news included, and each one is marked as act now or can wait. Homeowners use the report to budget, to answer an insurer or a buyer, and to check other roofers' quotes against. If the roof is fine, the report says so.

Good times to book

Moment What the inspection gives you
Spring, before June 1 Loose shingles and flashing fixed before storm season
Right after a storm Early proof of damage for a repair or a claim
Insurance renewal A record of the roof's real condition and remaining life
Buying or selling No surprises before closing
A new ceiling stain or musty attic The leak found before the deck rots

Our guide to signs you need a new roof lists what you can check yourself from the ground.

Yearly checkups after we work on your roof

Roofs we replace or repair get a free inspection every year after. A split pipe boot or one lifted shingle is cheap to fix in March. Left through a Florida rainy season, the same problem can soak the decking and stain a ceiling.

Who walks your roof

One of our own roofers, not a salesperson or a subcontractor, goes up on the roof and into the attic. Assure-U has run inspections from its East Orlando office since 2004.

Booking

  1. Request a time online or call (407) 970-9746.

Roof inspection questions

What does a roof inspection cost in Orlando?

Ours costs nothing for homeowners in our service area, and you are not obligated to hire us. The photo report is yours either way. If we later replace or repair your roof, we return every year for a free inspection so small issues get fixed before they turn into leaks.

Can a roof inspection help me keep my homeowners insurance in Florida?

It can. Since a 2022 change to Florida law, an insurer generally may not turn down or drop a policy only because the roof is younger than 15. If the roof is 15 or older, an inspection showing 5 or more years of useful life keeps the insurer from refusing on age alone. The insurer must approve the inspector, so ask your agent first.

How often should I get my roof inspected in Florida?

Once a year in Central Florida, ideally in spring before hurricane season opens on June 1. Add an inspection after any major storm, before buying or selling a home, and whenever your insurer asks about the roof's condition. Roofs we replaced or repaired get the yearly visit free.

What does a roof inspector look for?

Missing, lifted or worn shingles, cracked or slipped tile, rusted or loose flashing, split pipe boots, soft decking, clogged gutters and leak trails in the attic. Each finding goes into the photo report with a plain note on what it means and whether it can wait.

Is a roof inspection different from a wind mitigation inspection?

Yes. A roof inspection judges the condition of your roof and how long it has left. A wind mitigation inspection records wind-resistant features on the state OIR-B1-1802 form so your insurer can apply premium credits. Your insurer may ask for either one.
