Ninety-four percent detached houses

Few cities in Central Florida are as uniform as Deltona. Of its 35,240 housing units, 94% are detached single-family houses, according to the 2020 to 2024 American Community Survey. The median house was built in 1988. The 1980s were the peak decade, with 35% of today's homes, then the 2000s at 21%, the 1990s at 17% and the 1970s at 13%. About 6% are newer than 2010.

Owners live in 80% of occupied homes. The person paying for the roof is usually the person sleeping under it, which makes the trade between a cheaper roof now and a longer-lasting one a real question about how many more years you expect to stay.

What does a 1988 median mean for your roof? The original shingles on a house that age are long gone, replaced once and maybe twice. The variation is in those replacements. Shingles laid down in the 2004 and 2005 rebuild are past 20 years. One from the 2010s may have plenty of life left. Your address's permit history shows which you have.

Simple roofs, thin decks

Deltona started in the 1960s as a large planned community and kept building for decades. Most houses are one story, concrete block, with a gable or hip roof that has few valleys, few dormers and no second-story wall to flash against.

That shape goes on quickly and has few places to leak. Age is the issue. Many houses from the 1970s through the 1990s are on their second or third roof, and some still carry thinner decking from those earlier jobs. At tear-off we check every sheet and replace the soft ones before underlayment goes down. Each replaced sheet appears on the estimate at a set price, so the cost is known before we start.

Screen rooms, carports and patio covers

Sixty years of owners have added onto Deltona's block homes. Screen rooms, aluminum patio covers, enclosed carports and Florida rooms are everywhere, and each meets the main roof at a joint. Those joints were often built by someone other than the original roofer, with a different material and a lower pitch.

Shingles need enough slope to shed water, and many porch and carport roofs here are too flat for them. On those sections we install a low-slope membrane tied into the main roof with new flashing. Our flat roofing page covers the materials.

Patio covers screwed into the fascia or roof edge cause their own leaks. The screws back out, the sealant dries, and water runs down inside the wall. We reseal or re-flash them on a repair. On a replacement, we detach and reset them where the roof edge needs work. We look at this joint on every Deltona visit and price any flashing it needs.

Shingles or standing seam on a no-HOA street

Architectural shingles are the usual choice. Metal is popular too, partly because many older Deltona neighborhoods have no HOA limiting materials. Standing seam costs more up front, lasts longer and stands up better to wind. A plain hip or gable roof is about as simple as a metal install gets, with few valleys and penetrations.

Ask and we will price both, with the difference spelled out. See metal roofing for panel options and shingle roofing for shingle lines.

Fixing one leak or replacing the roof

Go by the roof's age. When the roof on the house now is younger than about 12 years and only one spot leaks, a roof repair is the normal answer. The usual Deltona repairs are pipe boots, the screen room tie-in and lifted shingles along the rakes.

If the shingles are past 15 years and shedding granules on most slopes, spend the money on a roof replacement. Tear-off is when thin or soft decking shows up, and on a 1970s or 1980s house we expect some. Current ranges are on our roof replacement cost page.

Permits at the Deltona Building Services Division

The City of Deltona Building Services Division issues the permit and inspects the work inside city limits. Its self-service portal takes applications, document uploads and fee payments around the clock and shows permit status. Inspections are booked through the city's automated phone line, 386-575-6900, with the permit number, a confirmation number and the three-digit inspection code. On inspection day, the portal shows which inspector has the job. We file the permit and book every inspection.

From signing to final inspection

Once you sign, we file through the city's portal, order materials while the permit is in review and set a start date. If your street has an active HOA or deed restrictions, the written approval comes first. As the crew reaches each stage the code requires, we call in the inspection.

Before the crew arrives, move cars out of the driveway and take fragile things off garage shelves and walls, since tear-off shakes the trusses. We cover the plants along the walls. When the last shingle is on, the crew runs magnets across the yard and driveway to pick up nails.

Ian and Milton in west Volusia

FEMA declared major disasters covering Volusia County for Irma, Ian and Milton. During Irma in 2017, NWS Melbourne's preliminary county count was 1,003 structures with minor damage, 329 with major damage and 21 destroyed, at about $332 million.

Ian stalled over the region in 2022. The National Hurricane Center's report counts 40 buildings destroyed and 1,378 structures damaged in Volusia County. NWS Melbourne's rainfall table shows 13.50 inches just east of Orange City and 15.77 inches near Lake Helen.

Milton followed in 2024. The CoCoRaHS gauge just south-southwest of Deltona measured 14.08 inches, and another near DeBary 14.98. The NWS report counts at least 16 confirmed tornadoes in its forecast area and notes that the St. Johns River reached major flood stage at DeLand and Lake Harney.

Standing water after storms like these is a property question, and we never guess a flood zone. The FEMA flood map answers it. For the roof, days of rain matter because they get into every gap in the flashing.

Grants, the 25% rule and wind credits

With 80% of homes owner-occupied and most built before 2000, Deltona fits the profile the My Safe Florida Home program was designed around. It requires a homestead and a house built before 2008, and it has income and insured-value limits. For owners who qualify, the grant can go toward deck nailing and a secondary water barrier during a re-roof.

Florida's 25% roof rule also lands on older Deltona roofs. Patch more than a quarter of a roof that went on before the 2007 code took effect, and the rest of it may have to be brought up to today's code. We tell you before you approve a large repair.

Every new Deltona roof we install gets a no-cost wind mitigation inspection, which we arrange. Our wind mitigation inspection guide explains which items on the form can lower your premium. The first step for any Deltona roof is a free inspection with photos, whether you have a leak or a letter from your insurer about roof age.

Deltona roofing questions

Still have a question? Call (407) 970-9746. A real person answers.

Who issues roof permits in Deltona?

The City of Deltona Building Services Division issues the permit and does the inspections for addresses inside the city. We apply through the city's self-service portal, book each inspection by phone and close the permit after the final.

What does a new roof cost on a Deltona block home?

A one-story Deltona house usually lands in the $12,000 to $22,000 range for architectural shingles, and standing seam metal runs $26,000 to $48,000. Thin or soft decking adds replacement sheets, which the estimate prices as a separate line.

Is metal allowed on Deltona homes without an HOA?

On most older Deltona streets, yes, because there is no HOA to approve materials, and metal is a common upgrade here. If your subdivision has deed restrictions or an association, we read the rules first and prepare any approval request.

How soon can a crew reach Deltona after a storm?

From our East Orlando office, Deltona is roughly 45 minutes up I-4. We work storm calls in order of severity, so open leaks come before cosmetic damage. Call (407) 970‑9746 any time, day or night, and you will get an arrival window on that call.

How old are most Deltona homes?

Half of Deltona's homes were built before 1988, the median year in the latest Census housing survey (2020 to 2024). The 1980s alone produced 35% of the city's housing, and 73% went up before 2000. Very little is newer than 2010.

How do I schedule a roof inspection with the City of Deltona?

Call the city's automated line at 386-575-6900 with the permit number, a confirmation number and the three-digit inspection code. On inspection day, the self-service portal shows which inspector has your job. When we hold the permit, we book every inspection.

Is my Deltona home a good fit for My Safe Florida Home?

Many are. The program is for homesteaded owners with homes built before 2008, and most Deltona houses meet that age test. Income and insured-value limits apply too. Read our program guide first, because the grant steps have to happen in a set order.

How much rain did Hurricane Milton drop on Deltona?

A CoCoRaHS gauge 2.6 miles south-southwest of Deltona caught 14.08 inches, per NWS Melbourne's report on the storm. That much rain will find any cracked pipe boot or loose flashing, so look over your ceilings after a storm that size.

My Deltona roof leaks only where the screen room meets the house. Is that a big repair?

Usually not. That joint is one of the most common leak spots on Deltona houses, and the fix is often new flashing or a rebuilt tie-in. Most of these jobs fall in the $350 to $1,500 repair range, unless the decking under the joint has rotted.
