White flat roof on a commercial building above a parking lot

Buildings we work on

Our commercial customers are property managers, HOA and condo boards, churches and nonprofits, and owners of offices, shops, restaurants and warehouses. Most of those roofs are flat or low-slope, and the rest are shingle or tile on townhomes and condos.

Roof systems for commercial buildings

System What it is Where it fits
TPO White single-ply membrane, heat-welded at the seams Large flat roofs, buildings that run hot inside
Modified bitumen Layered asphalt-based membrane Smaller flat roofs, areas with foot traffic
Roof coatings Fluid-applied layer over a sound existing roof Adding years to a dry, well-attached roof
Shingle and tile Steep-slope systems Townhomes, condos, HOA communities

Light commercial TPO and modified bitumen replacement typically runs $7 to $13 per square foot, insulation upgrades extra. Our flat roofing page explains the membranes in more detail.

Coat, repair or tear off

  1. Repair when the damage is in one area and the rest of the roof is healthy.
  2. Coat when the roof is sound and dry and you want more years without a tear-off.
  3. Replace when insulation is wet, the deck is failing or leaks keep returning.

Every recommendation comes with the photos it rests on. The same reasoning for homes is in our repair vs replacement guide.

What managers and boards get

A photo report you can forward to owners or put in a board packet. A line-item proposal you can set beside other bids. Permits pulled and inspections scheduled for you, and advance notice to tenants and residents before crews show up. If a storm opens the roof, call (407) 970-9746 for 24/7 emergency tarping.

Before and after hurricane season

The season runs June 1 to November 30. A spring survey finds loose flashing, open seams and clogged drains while they are still cheap to fix. After a storm, we photograph the damage for your claim and can meet your adjuster on site. Our license is for roofing. We are not your public adjuster or lawyer, so we show the adjuster the damage and leave coverage questions to you and your insurer. More on our storm damage page.

A local roofer with its own crews

Our home base has been East Orlando since 2004. The crews on your building are our employees, and an owner visits during the job.

Commercial roofing questions

Still have a question? Call (407) 970-9746. A real person answers.

How much does a commercial flat roof cost in Orlando?

On light commercial buildings, TPO or modified bitumen replacement typically runs $7 to $13 per square foot, insulation upgrades extra. Building size, extra roof layers, wet insulation, rooftop units and access all change the number. The written, line-item proposal comes after we have been on the roof.

Is a roof coating a good option for my commercial building?

A coating can work when the existing roof is sound, mostly dry and well attached, and you want more years without a tear-off. It will not fix wet insulation, widespread damage or a failed deck. We survey the roof first and show you the photos behind our call to coat, repair or replace.

Does a commercial roof replacement need a permit in Florida?

Yes. A commercial re-roof in Florida needs a building permit, has to meet the Florida Building Code and is inspected by the local building department. Details vary by city and county. As the licensed roofing contractor, we pull the permit and coordinate the inspections.

Does the 25% rule cover commercial roofs in Florida?

Generally yes. The 25% rule in the Florida Building Code applies to roof sections on all building types, so repairing or replacing more than a quarter of a section within 12 months can trigger current code for that section. A 2022 law spares roofs already built to the 2007 code or a newer edition. Confirm with your building department.

Do you work with HOAs and condo associations in Orlando?

Yes. We handle inspections, repair programs and full re-roofs for HOA boards and property managers. Boards get photo reports and line-item proposals to review at a meeting, help with material and color approvals, and notice before crews arrive on the property.
