Should I repair or replace my roof?

By Sam Strother, License holder (CCC1326792)Updated

Four facts decide most repair or replace questions in Orlando. They are the roof's age, how widespread the damage is, the condition of the deck underneath and what Florida's rules require. The table shows which way each one points.

Factor Lean toward repair Lean toward replacement
Age (architectural shingle) Under about 12 years 18 years or more
Damage One area, one cause Many areas, or leaks keep moving
Decking Solid Soft, sagging or rotted in several spots
Florida 25% rule Roof built to 2007 code or later, or repair under 25% Roof permitted before the 2007 code took effect, with more than 25% needing work in a year
Insurance Insurer is renewing without issues Insurer requires replacement after an inspection shows little life left

What do repairs and replacements cost in Orlando?

These are our typical ranges for Orlando homes.

Job Typical range
Common roof repair (leaks, lifted shingles, flashing, pipe boots, small decking spots) $350 to $1,500
Major or storm repair (larger sections, rotten decking, valley or tile underlayment work) $1,500 to $5,000
Architectural shingle replacement $12,000 to $22,000
Standing seam metal replacement $26,000 to $48,000
Concrete tile replacement $28,000 to $50,000

Repair prices depend on access and materials, so treat them as a starting point. The Orlando roof replacement cost guide explains the home size and scope behind the replacement rows.

When does a repair make sense?

A repair is the right call when the problem has one clear cause and the roof around it is healthy. Common examples:

  • A cracked pipe boot causing a single leak
  • A few shingles lifted by wind on an otherwise solid roof
  • Loose or failed flashing at a wall or chimney
  • A handful of cracked tiles on a tile roof with good underlayment

If your roof is under about 12 years old and the damage fits one of these, a repair usually makes sense.

When is replacement the better value?

Replacement is usually the better value in these cases.

  • Leaks move around. When a fix in one place is followed by a leak somewhere else, the roof is failing as a system.
  • It is past its expected service years. Here, an architectural shingle roof tends to give out between year 15 and year 22, and the felt under tile around year 20 to 25. See how long does a roof last in Florida.
  • The decking is soft. Rot spreads, so patching it piece by piece gets expensive.
  • Repairs keep adding up. Several major repairs in a few years can approach the cost of a new roof.

How does Florida's 25% rule affect the decision?

It can turn a big repair into a replacement. The code caps work on a roof or roof section at a quarter of its area in any 12 months; go past that and you redo the whole section to today's code (the rule's text is quoted in Florida Building Commission staff analysis DS-2021-007).

Since 2022, roofs that already meet the 2007 code or a later one have a way out. Only the repaired part must be brought current (section 553.844(5), Florida Statutes). So the same storm repair can be a patch on a 2012 roof and a full reroof on a 1998 one. Our 25% roof rule guide explains it in detail.

How does insurance affect the decision?

Two things matter.

  1. Storm damage versus wear. Insurance covers sudden damage from covered events, not old age. If a storm caused the damage, the claim may pay for the repair or more. Read does homeowners insurance cover roof replacement in Florida.
  2. Roof age. An older roof that an inspector says has five or more good years left can keep its coverage, so a well-done repair can buy real time with your insurer (section 627.7011, Florida Statutes). Our roof age insurance guide covers the 15-year line and the inspection.

Can a new roof help with insurance costs?

It can. Florida insurers must offer discounts for wind-resistant construction features (section 627.0629, Florida Statutes). Replacing rather than repairing is what moves those items on the wind mitigation form, which our wind mitigation inspection guide walks through. Financing is also available if you would rather spread the cost out.

Frequently asked questions

Is it worth repairing a 15-year-old shingle roof?

Sometimes. A small, single-cause problem on an otherwise healthy roof can be patched for a few more years. A 15-year-old architectural shingle roof here is already inside its usual 15 to 22 year window, though. Get an inspection that tells you how much life is left before you spend on repairs.

Can I replace just part of my roof?

Yes, in many cases. Replacing a damaged section is common. The catch is the 25 percent rule. On an older roof, fixing over a quarter of one roof section in 12 months can force the whole section up to current code. Our 25 percent rule guide explains which roofs that still applies to.

Will my insurance company make me replace my roof?

Not on age alone in most cases. Florida protects roofs under 15 years old from age-based refusals, and an older roof gets the chance to pass an inspection first. Our guide to Florida roof age insurance rules covers the details and the inspection that proves remaining life.

Does a new roof lower my insurance?

It can. The wind mitigation form scores roof covering, deck attachment and secondary water resistance, and a code-built new roof tends to move all three in your favor. Insurers have to offer discounts for those features. Our wind mitigation guide shows how to get the new form to your insurer.
