Line by line, what you are paying for

A roof proposal that says "new roof, one price" leaves room for surprises. Ours lists each step, so you can hold it up against any other bid:

  1. Permit and inspections. We file with your city or county and schedule the in-progress and final inspections.
  2. Full tear-off. Everything comes off down to the plywood. We do not lay new shingles over old ones.
  3. Deck repair. Soft or rotten sheets get replaced, and the whole deck is re-nailed to current code. Your proposal shows a per-sheet price for any plywood we swap.
  4. Sealed deck. Self-adhered underlayment goes down as a secondary barrier, so the house stays dry if wind strips the top layer.
  5. New metal. Flashing, vents and drip edge are replaced, never reused.
  6. The roof covering. Shingle, metal or tile, installed to the manufacturer's instructions.
  7. Magnetic sweep and walkthrough. We run a magnet over the yard and driveway, then walk the job with you.

Current ranges by material are on our roof replacement cost page. If your gutters leak or sag, we can price gutter installation on the same proposal.

Picking a material for a Central Florida house

Material Typical Florida lifespan Wind rating Who picks it
Architectural shingle 15 to 22 years Class F and H, accepted to 150 mph; Owens Corning Duration warranted to 160 mph with conditions Most homeowners, best upfront value
Standing seam metal 40 to 60 years 140 mph and up Owners staying for decades
Concrete tile 30 to 50 years (underlayment 20 to 25) 150 mph and up when properly fastened Tile-required HOAs, Mediterranean styles

Our shingle vs metal vs tile guide goes deeper on each. Low-slope porch and addition roofs take a membrane, explained on the flat roofing page. Offices, retail and condo buildings are covered under commercial roofing.

What you get back after the job

Replacement day ends with paperwork as well as a roof. You get photos of the deck before it was covered, the passed permit, the registered manufacturer warranty where it applies, and the wind mitigation inspection we set up for your insurer at no charge. Assure-U has replaced roofs from East Orlando since 2004 with its own crews, and an owner checks each job in person.

The four stages

  1. Free inspection. We photograph the roof, the attic and the decking and walk you through it.
  2. Written proposal. Line-item price, material choices and a schedule.
  3. Install. Tear-off and new roof, usually one to three days for shingles.
  4. Closeout. Final inspection passed, site cleaned and warranty registered.

Questions most homeowners ask next

Roof replacement questions

Still have a question? Call (407) 970-9746. A real person answers.

What moves the price of a roof replacement up or down?

Pitch, the number of old layers to strip, how much decking is rotten and how cut-up the roofline is all shift the price within each material's range. Our roof replacement cost page lists Orlando ranges for shingle, metal and tile, and our guide to reading a roof quote shows how to compare bids by cost per square.

How long does a roof replacement take?

A typical shingle replacement takes one to three days on site. Tile and metal usually take three to seven days. Add time for the permit, which is often issued within a few days in Orange County, and for the required in-progress and final inspections.

Is a permit required for a roof replacement in Florida?

Yes. Florida requires a building permit for a roof replacement, and the work must pass inspection. A licensed roofing contractor pulls the permit. Assure-U pulls it under license CCC1326792 and books every inspection, so you never have to call the building department yourself.

Can a new roof lower my homeowners insurance?

Often, yes. A new roof built to current code can earn wind mitigation credits for how the deck is nailed, how the roof is tied to the walls and whether the deck is sealed. Assure-U arranges a free wind mitigation inspection when the job is finished, and you send the signed form to your insurer.

Do I have to move out while my roof is replaced?

No. Most families stay home through a replacement. Expect noise during tear-off, so plan quiet work or naps elsewhere for the first day. Park on the street, take pictures and mirrors down from the top-floor walls, and keep pets in a quiet room. Our crew protects plants near the house and runs a magnet for nails at cleanup.
