The young-roof problem

Most roofing pages are written for owners with old roofs. Lake Nona has the opposite situation. The houses here are mostly 10 to 15 years old, so the usual questions are about cracked tile from a solar install, a valley starting to leak or a tile color the builder no longer makes.

Lake Nona is a master-planned community in southeast Orlando, inside city limits, with Medical City, a town center and neighborhoods like Laureate Park and NorthLake Park. The City of Orlando permits most homes here. Our East Orlando office is about 20 minutes away by SR 417 or Narcoossee Road.

Two ZIP codes, built in the 2010s

Lake Nona has no census boundary of its own, so the closest housing data comes from the two ZIP code areas that contain it, 32827 and 32832. Both reach past Lake Nona, so read the figures as the Lake Nona area. They come from Census Bureau estimates for 2020 to 2024.

ZIP code 32827 32832
Housing units 7,497 14,287
Median year built 2012 2013
Built in the 2010s 60% 50%
Built since 2000 89% 94%
Owner-occupied 61% 68%

In 32832, another 13 percent went up in 2020 or later. Detached houses make up 56 to 60 percent of the homes in the two ZIP codes. Townhomes and other attached houses are 18 to 19 percent. Apartments and condos in buildings of five or more units add 18 to 24 percent.

Tile that lasts and the layer under it that doesn't

A roof put on in 2012 is about 14 years old in 2026. For architectural shingles, that is late middle age. Concrete tile has decades left, but the underlayment under it wears out on its own schedule, and the first trouble usually shows up at valleys and where a roof meets a wall.

On Lake Nona tile roofs we keep finding the same early problems:

  • Tiles cracked or slipped by foot traffic during solar or satellite installs.
  • Gaps along ridge and hip lines.
  • Worn underlayment in valleys and at wall junctions.

The earliest homes in the community are now old enough that shingle roofs need replacing and tile underlayment needs a close look. A free inspection with photos shows each slope, and you can forward it if your insurer asks for roof documentation.

For most homes here the right move today is a roof repair or a roof inspection, not a new roof. A slipped tile, a cracked ridge piece or a worn pipe flashing falls in the $350 to $1,500 range, and valley underlayment work falls in the larger repair range. Replacement makes sense once underlayment trouble shows up on several slopes at once. Our tile roofing page explains both paths, and roof replacement cost has the price ranges.

When the builder's tile color is gone

In a builder community, the roofs on one street often come from a single tile or shingle line in a handful of colors. Ten or fifteen years later, some of those products are discontinued or have shifted color. On a street where every roof matches, a replacement tile that is a shade off stands out.

When we repair a Lake Nona tile roof, we hunt for a match in this order:

  1. Spare tiles the builder left in the garage or attic, which many owners don't know they have.
  2. Current production from the same manufacturer and profile.
  3. Tile borrowed from a hidden slope, with new tile going on the back of the house in its place.

You see the match before we install it. For a full replacement, the HOA's current approved list sets your choices, and it may no longer include your original color. We get that list early, so you only pick from colors the committee will accept.

Owners who live elsewhere

Renters occupy 39 percent of occupied homes in 32827 and 32 percent in 32832, by the same estimates. Many of those owners live out of town. We meet the property manager or tenant at the house, inspect, and email the photo report and written estimate. Nothing goes on the schedule until you approve it.

A shared roof belongs to the association

With close to a fifth of the area's homes built as townhomes, many Lake Nona owners share a roof. On most townhome buildings the association owns and maintains the roof and hires the roofer for the whole building. An owner who calls a roofer on their own can end up paying for work the association would have covered.

Start with the HOA documents and the management company. If the association asks you for an inspection report to document a leak in your unit, we can supply one with photos.

The City of Orlando's re-roof sequence

After the HOA signs off, we pull the permit through City of Orlando Permitting Services. The city's residential re-roofing application asks for the project cost, general information about the roof, the underlayment and covering, and details such as fastener types. The city says it will contact you within three business days with next steps.

Orlando also wants a Notice of Commencement on file for any job valued above $5,000. After approval and payment, the city emails the permit, an inspection sign-off sheet and an affidavit. Fees and inspection requests run through the city's Permit Lookup tool.

Orlando cares about inspection order. On January 1, 2020, it reinstated the dry-in inspection for re-roofs, inspection code 125. A re-roof that skips it may be disapproved at final, and the city can require removing part or all of the new covering. The final also needs a completed affidavit confirming the deck nail-down and the secondary water barrier. We book the dry-in, fill out the affidavit and schedule the final.

Storm readings at the airport next door

Lake Nona borders Orlando International Airport, home of the area's longest official weather record. During Hurricane Charley in 2004, the National Hurricane Center reports, the airport measured sustained hurricane-force winds of 69 knots and a gust of 91 knots, about 105 mph. Most Lake Nona homes were built after that storm.

Irma in 2017 gave Lake Nona a reading of its own. A WeatherSTEM station at Lake Nona Middle School logged a peak gust of 66 knots, about 76 mph, on the evening of September 10. The airport's top gust was 69 knots, about 79 mph, according to NWS Melbourne.

During Milton in October 2024, the airport station recorded sustained winds of 49 knots and a gust of 76 knots, about 87 mph. NWS Melbourne notes that point observations likely missed the true peak. Gusts like these lift ridge tile and edge metal and test the mortar or foam holding the hip lines.

Solar panels and HOA review

Every Lake Nona neighborhood reviews roof replacements and changes of material or color. We put together the submittal with samples and product data and wait for written approval.

If solar is in your plans, get the roof checked first. Tile breaks under foot traffic, and panels set over failing underlayment have to come off when the roof is redone. An inspection before the install tells you whether the underlayment will outlast the panels.

How state insurance rules treat a newer roof

Two Florida programs play out differently here than in older parts of Orlando. Under the 25% roof rule, roofs installed under the 2007 code or later need only the repaired section brought up to current code, and that covers most Lake Nona roofs. The My Safe Florida Home program only takes homes built before 2008, which leaves out most of the community.

A wind mitigation inspection still pays off. The form records deck attachment, roof-to-wall connections, roof shape and any secondary water barrier, and a newer house may already have features that earn credits. Every full replacement we do comes with one arranged at no charge.

Lake Nona roofing questions

Still have a question? Call (407) 970-9746. A real person answers.

Is Lake Nona its own city?

No. Lake Nona is a master-planned community in southeast Orlando, inside city limits. City of Orlando Permitting Services handles roof permits for most homes here. A few nearby addresses sit in unincorporated Orange County, so we check each parcel before filing.

Does my Lake Nona HOA need to approve roof work?

For a replacement, or any change in material or color, yes. Every Lake Nona neighborhood has architectural review. We send the committee samples and product data and start work only after the approval arrives in writing. Like-for-like repairs usually need less review.

How much does a tile roof cost in Lake Nona?

Replacing concrete tile on a one-story Lake Nona house usually lands in the $28,000 to $50,000 range. Tile repairs that involve underlayment, such as reworking a valley, tend to run $1,500 to $5,000. After a free inspection you get a written estimate for your own roof.

How quickly can you reach Lake Nona after a storm?

About 20 minutes, heading south from East Orlando on SR 417 or Narcoossee Road. Active leaks and tarps come before other work after a storm, and existing customers go first. The number is (407) 970‑9746, answered around the clock.

How new are most Lake Nona homes?

Very new. In ZIP codes 32827 and 32832, which take in Lake Nona, the median home went up in 2012 and 2013, per Census figures covering 2020 to 2024. Between 89 and 94 percent of the homes in those ZIP codes date from after 2000, most from the 2010s.

What is the dry-in inspection the City of Orlando requires on a re-roof?

It is an in-progress inspection, code 125, done after the underlayment is on and before the tile or shingles go down. The city reinstated it for re-roofs on January 1, 2020. Skipping it can mean a disapproved final and tearing off some or all of the new covering, so we book it on every job.

Does a Lake Nona roof job need a Notice of Commencement?

Yes, when the job tops $5,000 in value, per City of Orlando Permitting Services. Every full replacement and plenty of bigger tile repairs cross that line. We record the notice with Orange County and send it in with the permit.

Does the Florida 25% roof rule apply to my Lake Nona house?

Usually not in full. A 2022 change to state law means a roof first permitted under the 2007 edition of the state building code, or any newer one, needs only its repaired section brought to current code. Most Lake Nona roofs went on in the 2010s and qualify. We confirm it from the original permit.

Can I get a My Safe Florida Home grant for my Lake Nona home?

Only if the home was built before 2008, carries your homestead exemption, and you meet the program's income and insured-value limits. Since most Lake Nona homes went up in the 2010s, few qualify. A wind mitigation inspection is still worth having for your insurer.

Who replaces the roof on my Lake Nona townhome?

Usually the association, not the owner. Close to one in five homes in the Lake Nona ZIP codes are townhomes or other attached houses, where one roof runs over several units. Read your HOA documents and call the management company before you call a roofer.

How strong were Hurricane Irma's winds in Lake Nona?

A WeatherSTEM station at Lake Nona Middle School recorded a peak gust of 66 knots, about 76 mph, on the evening of September 10, 2017, per the NWS office in Melbourne. Orlando International Airport, next door, measured a 69-knot gust.
