Foliage nurseries and four decades of subdivisions
Apopka calls itself the Indoor Foliage Capital of the World, and greenhouses still sit at the edges of town. The oldest houses are near downtown and Main Street, from the middle of the last century. Errol Estate grew up around its golf course starting in the 1970s. Rock Springs Ridge and the subdivisions after it spread north and west from the late 1990s.
Each of those areas is at a different point with its roofs. Downtown houses carry decades of patches over decking that needs work. Errol Estate ranch homes are on their second or third shingle roof. Rock Springs Ridge and its neighbors are due for their first full replacement.
20,183 homes, built in even layers
Census Bureau survey data for 2020 to 2024 puts 20,183 housing units inside Apopka, with a median build year of 2002. Construction has been steady for 40 years. The 1980s added 17% of today's homes, the 1990s 18%, the 2000s 28% and the 2010s 19%. Another 7% has gone up since 2020. Only about 11% is older than 1980.
This is an owner's town. Detached houses make up 81% of the housing, owners live in 78% of occupied homes, and complexes of five or more apartments hold only about 8% of units.
Because building was spread so evenly, Apopka has roofs at every age at once. The 1980s houses are on their second or third roof. The 1990s and early 2000s houses, much of Rock Springs Ridge among them, are reaching the end of their first. The 2010s subdivisions are nearing the point where carriers want a roof inspection at renewal. The newest homes mostly need storm checks and an occasional repair.
Long eaves in Errol Estate
Many Errol Estate ranch homes have long, low rooflines with the garage under the same roof. All that eave and rake edge gives wind something to catch, and the shingles along those edges lift first. Seal strips dry out with age, so a 20-year-old roof can drop tabs in a summer storm that a newer roof would shrug off.
The community's HOA reviews roof changes. Bring the shingle brand, line and color to the review, or let us put the request together with samples. Picking a color already common in the neighborhood is usually the fastest route to approval.
When the current roof is younger than about 12 years and has one leak, it is a roof repair in the $350 to $1,500 range. An older roof with brittle tabs and bare patches is a replacement, and the HOA will want to see the shingle choice first.
Where a garage roof meets a second story
Rock Springs Ridge and the subdivisions after it have many two-story homes and bonus rooms over the garage. Anywhere a lower roof runs into a second-story wall, it needs step flashing and a kick-out at the bottom. When that detail is missing or done badly, water gets behind the siding or stucco and shows up as a stain inside, well away from the real leak.
We check every one of those wall junctions on a two-story Apopka inspection. A leak there is usually a flashing repair, not a reason for a new roof. On stucco houses, the fix may mean cutting back and patching the stucco along the wall line, and we put that on the estimate up front.
A late 1990s or 2000s house that has never been re-roofed is probably due. On a 2010s house, check for storm damage and workmanship before blaming age. Our storm damage service covers the inspection and documentation.
Barns, workshops and metal north of town
Past the city toward Zellwood and the Wekiva area, lots get larger and more rural, and many are unincorporated Orange County despite the Apopka address. Metal roofing is popular out here. It handles wind, lasts a long time and fits a barn, workshop or detached garage as well as the house.
We install standing seam metal and architectural shingles and will price both. We also walk the outbuildings, since a loose barn panel can rip free in a storm and strike the house. Ask us to add those buildings to the free inspection, and each one gets its own line on the estimate.
City OpenGov portal or Orange County Fast Track
The City of Apopka Building-Safety Division takes building permit applications through OpenGov. Homeowners, contractors and subcontractors apply by trade, and anyone can search a permit by address or number. The office is open weekdays from 8 a.m. to 4:30 p.m., and inspectors work from 7 a.m. to 3:30 p.m.
Florida Statute 713.135 sets the Notice of Commencement rules. Above a $5,000 direct contract, a copy of the recorded notice goes to the permit office before any inspection takes place. The same statute says the office cannot make a recorded notice a condition of applying for or issuing the permit. The notice is recorded in Orange County's official records, not at the city.
Outside city limits, Orange County handles roof permits through its Fast Track online system, and its roof permit page asks for a Notice of Commencement on any job above $5,000. Either way, every replacement needs one. We draw up and record the notice, submit to the correct office and are on site for inspections.
Rain totals from Irma and Ian
Apopka's hurricane history is mostly a rain story. During Irma in 2017, the three gauges listed under Apopka in NWS Melbourne's post-storm report caught 11.01, 11.58 and 11.80 inches, and a gauge at the Lake Apopka North Shore restoration area took 10.65. In 2022, Ian put 10.95 inches on a gauge just northwest of town, per NWS Melbourne's rainfall table. Orange County was included in the federal disaster declarations for Irma, Ian and Milton.
Rain on that scale over a day or two finds weak spots an afternoon storm misses. On Apopka houses those are cracked pipe boots, loose step flashing where a garage roof meets a two-story wall and worn valleys on 1990s roofs. Summer storms also build fast over the Wekiva basin. After one, walk the yard and look for shingle pieces, bent drip edge or shifted metal panels, and call for a free inspection before the next rain if you find any.
Downtown houses and the decking question
On a mid-century house near downtown, plan on decking work. Two or three layers of old roofing, patched planks and low porch roofs are common. A roof replacement on one of these houses comes with a per-sheet price for any decking that has to go. The roof replacement cost page lists current ranges.
Roof dates and insurance in Apopka
Florida's 25% roof rule can require a whole roof to meet current code when more than a quarter of it is repaired. A roof installed under the 2007 code or a newer one is outside the rule, and many Apopka roofs qualify. The date your current roof was permitted counts for more than the year the house was built, and the permit history for your address has it.
Each Apopka replacement is followed by a free wind mitigation inspection that we arrange, and our wind mitigation inspection guide explains how the report can lower your premium. If you live in your Apopka home and it dates from before 2008, the My Safe Florida Home program may help pay for roof upgrades. Check its income and insured-value limits in the guide before you sign a contract.
The first visit is always a free inspection with photos.
