The price depends on which inspection you need. Florida homeowners usually run into four kinds. A roofer's inspection tells you what is wrong with the roof. The other three are insurance forms, and each answers a different question for the insurer.
| Inspection | What it is for | Typical cost | Who can sign |
|---|---|---|---|
| Roofer's condition inspection | Finding leaks, damage and repair needs | Often free from roofers | Any roofer can inspect, but it is not an insurance form |
| 4-point | Insurability of an older home | $100 to $300 standalone, per DFS | General, residential or building contractor, or home inspector |
| Wind mitigation (OIR-B1-1802) | Hurricane discounts on your premium | $75 to $125, per Citizens (2021) | Inspectors listed in s. 627.711(2) |
| Roof certification | Roof age, condition and remaining life | $75 to $125, per Citizens (2021) | General, residential, building or roofing contractor, building code inspector, or Florida-licensed home inspector |
What does a roofer's condition inspection cost?
We found no state agency or university that publishes a price range for a general roof condition inspection, so we will not quote one. Many roofing contractors offer this kind of inspection at no charge, because it often leads to repair or replacement work.
Assure-U charges nothing for this visit anywhere we work, and you keep the photo report. It tells you what condition the roof is in and what it needs. It is not a signed insurance form, so if your insurer asks for a 4-point or wind mitigation report, plan for that separately.
How much is a 4-point inspection in Florida?
The Florida Department of Financial Services says a standalone 4-point inspection typically ranges from $100 to $300. The same guide says the price can be folded into a package when the inspector does other services at the same visit, and that the inspection should take about an hour.
The 4-point covers the roof, electrical, plumbing and HVAC. The roof part records the covering type, age, condition and visible damage. If you want to know what the inspector writes in each roof field, read our 4-point inspection guide.
How much does a wind mitigation inspection cost?
In a December 2021 report to its Actuarial and Underwriting Committee, Citizens Property Insurance said consumer-paid wind mitigation, 4-point and roof certification inspections each typically cost $75 to $125. That is the most recent figure we found from an insurer or state source. Prices may have moved since, so use it as a rough benchmark when you compare quotes.
The Department of Financial Services says a completed wind mitigation form is valid for up to five years. Over that span, one inspection can support your wind discounts at several renewals. What the inspector records, and how it affects your premium, is covered in our wind mitigation inspection guide.
How much does a roof certification cost?
The same 2021 Citizens report put roof certification inspections in the $75 to $125 range. An insurer may ask for one when it wants proof of a roof's age and remaining life.
Florida law makes this a cost you carry. Under s. 627.7011(5), Florida Statutes, an insurer that wants a roof 15 years or older replaced has to accept an inspection first, and you are the one who pays the inspector. A report showing five or more years of life left keeps the policy from being dropped on age alone. Our roof age guide covers the rest of that rule.
Who can sign each inspection?
Each form has its own signer list, and an insurer can reject a form signed by someone not on it.
- 4-point. The DFS guide says a verifiable Florida-licensed professional must sign, such as a general, residential or building contractor, or a home inspector.
- Roof certification. Citizens' sample Roof Inspection Form accepts a general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector. It records the roof only, so it will not earn you any wind discount.
- Wind mitigation. DFS lists licensed home inspectors, building code inspectors, certain contractors, professional engineers and architects. Home inspectors, code inspectors and architects must do the inspection themselves. Licensed contractors and engineers may send a direct employee, according to the OIR-B1-1802 form.
Ask the inspector which forms their license covers before you book. Our comparison of wind mitigation, 4-point and roof certification inspections explains when you need each.
Can I get a free wind mitigation inspection?
Yes, if you qualify for My Safe Florida Home. As of October 29, 2026, the program's site says free wind mitigation inspections are available. Its FAQ says you must have a homestead exemption, and the home must be a site-built, owner-occupied single-family home on its own parcel. Condos, mobile homes and rental or second homes do not qualify.
The program assigns its own licensed inspector. The FAQ says the report identifies the mitigation work your home needs and the insurance discounts that may be available, and getting the inspection does not commit you to a grant. Applications open in phases, so check the site before you plan around it. For grant rules and the match, read our My Safe Florida Home guide.
Which inspection should I pay for first?
Start with what your insurer or agent has asked for in writing. If nobody has asked for anything, a roofer's inspection is the cheapest way to learn whether the roof needs work before an insurance inspector finds it. Fixing a loose shingle before a 4-point costs less than a failed form and a second visit.
To start with the no-cost option, request a free roof inspection or phone (407) 970-9746. Our roof inspection service page shows what the photo report includes.
