Does a new roof increase home value?

By Nicole Edgerton, Owner and office managerUpdated

A new roof adds value, but most national data says you get back roughly two thirds of what you spend, not all of it. In Florida, the bigger payoff often comes from insurance. An old roof can make a house hard to insure, and buyers cannot ignore that.

How much value does a new roof add?

The most cited figures come from the Remodeling 2025 Cost vs. Value Report, now published on the Journal of Light Construction site. It compares average costs for model remodeling projects with the value those projects retain at resale in 119 U.S. markets.

Nationally, the report puts an asphalt shingle roof replacement at $31,871, with $21,501 of resale value, or 67.5 percent of cost recouped. In the South Atlantic region, which includes Florida, the same project costs $32,253 and returns $22,535, or 69.9 percent. The 2025 report has no Orlando figures.

Metal recoups less. A metal roof replacement costs $51,865 nationally and returns $25,972, or 50.1 percent. In the South Atlantic region it costs $50,181 and returns $28,374, or 56.5 percent.

Those job costs describe the report's model project, not an Orlando quote. Our own architectural shingle replacements run $12,000 to $22,000 for the house size and scope spelled out on the Orlando roof replacement cost page, which also covers tile and metal.

None of these numbers predicts what your house will sell for. They are averages, and your result depends on your market, the rest of the house and what the old roof looked like.

Do real estate agents recommend a new roof before selling?

Many do. In the National Association of Realtors 2025 Remodeling Impact Report, 37 percent of Realtors said they recommend new roofing to sellers before listing. Painting the whole home and painting a single room were the only projects the release listed ahead of it. The release does not give a cost recovery figure for roofing, so we do not quote one.

Why does roof age matter more in Florida?

Because Florida insurers look closely at roof age, and a home that is hard to insure is harder to sell.

For a seller, the key date is the roof's 15th birthday. Section 627.7011(5), Florida Statutes protects younger roofs from age-only refusals. Past 15, the buyer's insurer can make an inspection a condition of writing the policy, and a buyer shopping for coverage will feel that.

Citizens Property Insurance goes further on older roofs. Its inspections page puts the documentation trigger at 25 years for shingle roofs and 50 for tile, slate, concrete or metal. Any home over 20 years old also needs a 4-point inspection before Citizens will write it.

So a roof near those lines can slow a sale. The buyer's agent may ask for a roof certification, and the buyer's insurer may decline or quote high. A newer roof with a finalized permit takes that question off the table. For the full set of rules, see Florida roof age insurance requirements.

Does a new roof lower insurance premiums?

It can, through wind mitigation discounts. Section 627.0629, Florida Statutes requires residential rate filings to include discounts for construction features shown to reduce windstorm loss, including those that improve roof strength and roof covering performance. Insurers have also had to post their hurricane mitigation discounts on their websites since October 1, 2023.

The discount only applies once your insurer sees the features. The Office of Insurance Regulation says a wind mitigation form stays good for up to five years unless the structure changes in a material way. A new roof is that kind of change, so schedule a fresh inspection after the final permit. Our wind mitigation inspection guide explains what the inspector records.

What paperwork proves the roof is new?

A new roof only helps at sale if the buyer and the buyer's insurer can confirm its age. Citizens' 2023 roof rule bulletin lists two kinds of proof it accepts for a replaced roof. One is a finalized roof permit. The other is a paid-in-full roofing contract, work order or receipt. Keep both, along with the product details and the post-reroof wind mitigation report, in one folder you can hand to your listing agent. Our guide to roof permits in Orlando and Orange County explains the inspections a reroof permit must pass before it is finalized.

Will a new roof raise my property taxes?

Possibly. The answer depends on how the Property Appraiser labels the job, improvement versus upkeep. Florida adds improvements to a homestead's assessment outside the Save Our Homes cap, but normal maintenance is not added. Our guide to new roof property taxes in Orange County covers how that plays out and who to call.

Is it worth replacing a roof just to sell?

Only when the roof needs it. If the roof has years of life left and passes inspection, a replacement is unlikely to earn back its cost at closing. If it is leaking, near an insurer's age limit or likely to fail a 4-point, buyers will price that in or walk away, and replacing it may protect the sale.

The useful first step is knowing which case you are in. Our signs you need a new roof guide covers what to look for, and roof repair vs replacement helps you weigh the two.

Planning to list in the next year? Call (407) 970-9746 or book a free roof inspection before the buyer's inspector does. You will know whether the roof needs nothing, a repair or a replacement, and you can price the house with that in hand.

Frequently asked questions

Does a metal roof add more resale value than shingles?

In dollars, the 2025 Cost vs. Value Report shows metal adding more resale value, but it recoups a smaller share of its cost. Nationally, metal replacement recouped 50.1 percent against 67.5 percent for asphalt shingles. Choose metal for its life span and wind performance, not to make money at sale.

How old can a roof be before it causes trouble in a Florida sale?

Watch two numbers. Florida law lets insurers require an inspection on roofs 15 years or older. Citizens wants a report crediting five or more years of life once a shingle roof passes 25, or once a hard roof of tile, slate, concrete or metal passes 50. A buyer's insurer may set its own limits.

Should I replace the roof before selling or offer the buyer a credit?

It depends on the roof's condition and your market, and we cannot promise a replacement will pay for itself. Get an inspection first so you know whether the roof needs repair, replacement or nothing. Then ask your listing agent how buyers in your area are treating older roofs.

Will a new roof lower my homeowners insurance?

It can. Florida law requires insurers to offer discounts for construction features shown to reduce windstorm loss, including roof strength and roof covering performance. A new wind mitigation inspection after the reroof documents those features so your insurer can apply them. How much you save depends on your insurer's rates.

Do buyers and agents care about a new roof?

According to the National Association of Realtors 2025 Remodeling Impact Report, 37 percent of Realtors recommend new roofing to sellers before listing, and 43 percent saw more demand for new roofing over the prior two years. Homeowners rated new roofing a 10 out of 10 on NAR's Joy Score.
