How long does each roof material last in Florida?
| Roof type | Realistic life in Central Florida | What usually ends it |
|---|---|---|
| 3-tab shingle | 12 to 15 years | Wind blow-offs, granule loss |
| Architectural shingle | 15 to 22 years | UV aging, seal strip failure, storm damage |
| Standing seam metal | 40 to 60 years | Fastener or sealant wear, rarely the panels |
| Concrete tile | 30 to 50 years (tiles) | Underlayment failure at 20 to 25 years |
| Flat or low-slope (TPO, mod-bit) | 15 to 25 years | Ponding water, seam failure |
Treat these as Central Florida field numbers from the roofs we tear off and repair, not the warranty terms on a bundle wrapper.
What shortens a roof's life in Orlando?
- Heat and UV. Summer attic temperatures can pass 140°F, so shingles take heat from the attic side as well as from the sun.
- Poor attic ventilation. Trapped heat and moisture can take years off a roof (Florida Solar Energy Center review of attic ventilation in Florida homes). It is one of the most common problems we find.
- Wind. Even storms that aren't hurricanes can break the seal strips on shingles (IBHS study of shingle roofs in the 2020 Midwest derecho). A shingle with a broken seal flaps in the next blow and creases a little more each time.
- Installation shortcuts. Too few nails, nails set in the wrong place, or reused flashing will make even good materials fail early. Chapter 15 of the Florida Building Code sets the rules for roof fastening and flashing.
What are the signs a roof is near the end?
- Shingles that are curling, cracked or missing granules (look for granules collecting in gutters)
- Repeated leaks in different spots
- Soft or sagging areas on the roof deck
- Daylight or water stains in the attic
- The roof is 18 or more years old (shingle), or the tile underlayment is 20 or more years old
If you notice any of these, a free roof inspection will show whether a fix buys you real time or whether the money is better spent on a new roof. See typical prices in our Orlando roof replacement cost guide.
