The lifespan numbers below come from an industry field study and from manufacturer documents. Florida adds salt air, strong sun and hurricanes, and each one wears on a different part of the roof.
How long does a metal roof last on average?
| Source | What it says |
|---|---|
| Metal Construction Association field study | Over 60 years for unpainted Galvalume standing seam built to best practices |
| McElroy Metal, residential guide | 50 to 60 years of service for a residential metal roof |
| Sheffield Metals warranty | 50 years against corrosion perforation for its painted AZ50 Galvalume, with coastal exclusions |
| Englert U.S. warranty | 25 years on Galvalume base metal, more than one-half mile from salt water |
The Metal Construction Association study examined 14 unpainted aluminum-zinc coated standing seam roofs across the U.S. with up to 35 years of service. It projects that a similar roof built today will last more than 60 years. Those were low-slope commercial roofs, so treat the figure as a ceiling for a well-built system, not a promise for every house. McElroy Metal's residential guide cites the same research for its 50 to 60 year figure.
A warranty term is not a lifespan. It is the period a manufacturer will stand behind the metal under stated conditions. For the realistic ranges we see on Orlando roofs across every material, see how long a roof lasts in Florida.
What wears out first on a metal roof?
The panels rarely go first. The MCA study found that butyl sealant at laps and joints will decide end of life, and it projected that sealant at 60 years. It also found 400-series stainless steel fasteners corroding at some sites, needing replacement before the roof itself, while 300-series fasteners held up well. The study put the cost of fixing those smaller parts well under 20 percent of a new roof.
On exposed-fastener panels, every screw and washer is one more part to maintain. Our metal roof cost guide compares that upkeep with standing seam.
Does salt air shorten a metal roof's life in Florida?
Yes, and distance from salt water matters most. FEMA's coastal building materials fact sheet says metal corrosion is most pronounced on homes within 3,000 feet of the ocean. It recommends hot-dipped galvanized or stainless steel hardware and warns against joining dissimilar metals such as copper and steel.
Manufacturers write the same risk into their warranties.
| Manufacturer and product | Coastal exclusion |
|---|---|
| Sheffield Metals, painted AZ50 Galvalume | 1,500 ft from breaking surf, 800 ft from a large bay, 400 ft from marsh |
| Englert, prepainted or mill finish Galvalume | No warranty within one-half mile of seacoast, salt water or brackish water |
| Englert, prepainted aluminum | Covered within one-half mile with an annual fresh-water rinse |
The Sheffield Metals warranty also excludes damage from water running off lead or copper flashing and from panel contact with fasteners. It leaves fastener choice to the buyer.
Most Orlando-area homes sit far inland from these zones. For them, salt is a small factor and heat, sun and storms matter more. If you own a second home on either coast, ask for the panel's warranty in writing before you sign.
Should I choose Galvalume, aluminum or galvanized steel?
The Florida Building Code sets minimum standards for each. Table R905.4.4 of the Florida Building Code, Residential lists these for metal roof coverings.
| Metal | Code minimum |
|---|---|
| Aluminum | 0.024 inch thick for roll-formed panels |
| Aluminum-zinc coated steel (Galvalume) | 0.013 inch thick with an AZ50 coating |
| Galvanized steel | 0.013 inch thick with a G-90 zinc coating |
Galvalume steel is the metal the MCA study tested and the one both warranties above cover. Aluminum does not rust like steel, which is why Englert still warrants prepainted aluminum near salt water when it will not warrant Galvalume there. Galvanized steel relies on its zinc coating. FEMA's fact sheet notes that some local codes require coatings thicker than off-the-shelf products carry, and that a G90 zinc coating may be required.
How do Florida heat and UV affect a metal roof?
Manufacturers warrant the paint finish, including color change, separately from the base metal. Englert's U.S. warranty pairs a 25-year Galvalume term with a 40-year term on its PVDF paint colors, and Sheffield's substrate warranty states it does not cover any paint coating.
Roof temperature matters too. ENERGY STAR's cool roofs page says lowering a roof's temperature can extend the life of roof materials. It cites a white roof reflecting 80 percent of sunlight staying about 50 degrees cooler than a grey roof reflecting 20 percent.
Humidity brings algae and debris. The MCA study recommends cleaning at least twice a year where leaves or pine straw collect, and every 5 years in wet climates prone to algae.
How do metal roofs hold up in hurricanes?
Well, when they are attached to a tested design. After Hurricane Michael, FEMA's Florida recovery advisory on roof coverings found metal roof coverings appeared to perform better than other coverings on buildings built to the Florida Building Code. It also documented metal roof damage on some buildings. In one Panama City home, shingles from a neighboring house punctured the metal roof, but a sealed roof deck kept water out of the interior.
Storm damage also falls outside the metal warranty. Englert's U.S. warranty lists hurricanes among its exclusions. See does a roof warranty cover hurricane damage for how warranty and insurance split.
How can I make a metal roof last longer?
- Choose aluminum if the home is close to salt water, and Galvalume or galvanized steel inland
- Use fasteners the panel maker approves, and keep copper and lead away from steel panels
- Pick a lighter or cool-rated finish
- Clear debris and algae on a schedule
- Have the roof inspected after major storms
